Zach Philion is a Sales Representative with Properties of The Villages, where he combines his passion for helping others with a lifelong commitment to teamwork, dedication, and service. Originally from Buffalo, New York, Zach also grew up in Montreal, Canada, giving him a unique perspective shaped by two cultures and experiences across North America.

He earned his Bachelor’s degree in Human Relations and Organizational Development from Concordia University in Montreal. Before beginning his real estate career, Zach pursued his dream of playing professional football. After spending a year at New Mexico Military Institute on a football scholarship, an experience that helped shape his work ethic and character, he went on to play professionally in the Canadian Football League with the Ottawa Redblacks and Saskatchewan Roughriders. His football career allowed him to travel throughout North America while developing the discipline, resilience, and leadership skills that continue to guide him today.

Zach’s connection to The Villages began in 2008 when his grandparents first visited as renters before eventually making it their permanent home more than a decade ago. During his professional football career, he spent his offseasons in The Villages, working as a lobby host while training for the upcoming season. After his final season in professional football came to an unexpected end, Zach discovered an opportunity with Properties of The Villages. What initially seemed like an unexpected career transition quickly became a true calling.

Today, Zach is passionate about helping individuals and families find not just a home, but a lifestyle that aligns with their dreams. He understands that purchasing a home is one of life’s most important decisions and takes pride in making the experience enjoyable, informative, and rewarding for every client.

Outside of real estate, Zach enjoys watching sports and remains committed to giving back to the community. Throughout his playing career, he organized youth football camps and coached aspiring athletes, experiences that reinforced his passion for mentoring and helping others reach their potential. Whether on the football field or in real estate, Zach believes success is built on meaningful relationships, hard work, integrity, and always putting people first.
