Garrett Pearsall is a licensed real estate professional with Properties of The Villages and a retired New York City Police Officer with more than 20 years of public service experience.

Originally from Long Island, New York, Garrett first discovered The Villages nearly two decades ago when his parents made the move to Florida. What began as regular visits quickly turned into a deep appreciation for the community, its lifestyle, and the people who call it home. Over the years, Garrett watched The Villages grow into one of the most desirable communities in the country and knew it was a place he someday wanted to call home himself.

In 2003, Garrett began his career with the NYPD, serving the residents of New York City for 20 years. Throughout his career, he worked in patrol and crime prevention assignments, building a reputation for integrity, professionalism, and putting people first. During the final six years of his law enforcement career, Garrett was elected by his fellow officers to serve as a PBA Delegate, representing and advocating for hundreds of police officers — an honor that reflected the trust and confidence of his peers and one he considers among the proudest achievements of his career.

After retiring from the NYPD in 2023, Garrett turned his longtime passion for The Villages into a full-time career helping buyers and sellers navigate one of life’s most important decisions. His commitment to communication, honesty, and exceptional service has allowed him to quickly build a reputation for delivering results while creating a positive and enjoyable experience for his clients.

Garrett lives in Middleton, The Villages family neighborhood, with his wife, Mary, and their two children, Clay and Maeve. As residents, they enjoy a unique perspective on both the active adult and family lifestyle that makes The Villages unlike any other community in the country.

Mary is also a licensed real estate professional with Properties of The Villages and brings a strong background in design, marketing, and customer service.
